No financial documents needed to begin.

Austin Business Brokers Office helps owners consider a business sale alongside property ownership. Different buyers, funding limits and valuation methods can apply to the two assets.

Normalize the rent first

If your business pays rent to a related property entity, compare the lease with realistic market terms. A buyer may adjust earnings when historical rent is unusually low.

Document repairs, insurance and other obligations as well as base rent. A low rent figure does not describe the full cost of occupancy.

Compare your available paths

You might sell the company and property together, keep the property as landlord or pursue separate buyers. Each path changes proceeds, timing and your continuing exposure.

Keeping the building produces an ongoing landlord role. Consider tenant quality, lease security, maintenance and the effect if the business later struggles.

Avoid counting the same benefit twice

The company is generally assessed on business earnings and transfer risk. Property analysis looks at rental income, expenses and the property market.

Discuss allocation and tax consequences with your advisors before committing to a structure. A tax technique should support a sound transaction rather than determine it on its own.
